Great design doesn’t just respect its surroundings—it elevates them. That’s exactly what happened with 710 Boundary Street, a project that took a long-overlooked corner of Beaufort, South Carolina, and transformed it into a celebrated example of thoughtful infill architecture.

We’re honored to share that this building was named a Best of Coast Design winner by Coastal Living magazine, recognizing projects that bring beauty, functionality, and a sense of place to coastal communities.

Located along Boundary Street, one of Beaufort’s main corridors, the site originally held a dilapidated gas station—hardly a fitting welcome into the city’s treasured Historic District. The property owner envisioned something more: a building that could serve both as retail space and residential housing, while acting as a graceful transition between Beaufort’s commercial zone and its historic residential fabric.

We designed a mixed-use structure that meets modern needs while honoring its context. With classic proportions, timeless detailing, and materials that echo the surrounding district, 710 Boundary Street defers to the existing streetscape—including neighboring green space, the historic curve of the road, and the sheltering live oaks that line the way into town.

Perhaps what we’re most proud of is how seamlessly this building fits into the city’s rhythm. It looks like it’s always been there, and yet, it brings something entirely new to the area—a fresh energy rooted in a deep understanding of place.

Winning the Best of Coast Design was not just an honor—it was a reminder that respectful, community-minded design always leaves a lasting mark.
