Custom Design

Whether you’re building on a tricky lot, have a vision you’ve been sketching for years, or simply want something that’s entirely your own, our custom design service brings your ideas to life—beautifully and intentionally.

From the initial conversation to the final set of Construction Drawings, we guide you through each phase of the design process. You’ll collaborate closely with our team of architects to shape a home that fits your lifestyle, responds to your site, and tells your unique story through architecture. Our goal is to make the process not only seamless, but genuinely enjoyable—so the final result feels like home long before the first wall goes up.

Plan Modifications

Sometimes a stock plan is almost perfect. Maybe you need an extra bedroom, a different floor layout, or changes to suit your lot or lifestyle. That’s where our Plan Modification service comes in.

Starting with one of our existing home plans, we work with you to make personalized changes that bring it more in line with your vision. We guide you through each phase—beginning with an Initial Pass, followed by a detailed Schematic Set, and then full Construction Drawings that reflect your updates.

Plan Modifications give you the best of both worlds: the efficiency of a stock plan with the personalization of custom design—all with the expert guidance of our team.

Virtual 3D Model

If you’re having trouble visualizing what your home will truly feel like—or how the exterior will appear in person—we offer the option of a virtual 3D Model.

When you purchase a virtual 3D Model, you’re receiving the actual SketchUp file, which means you can use it in presentations, client meetings, marketing materials, or just for your own peace of mind. This digital model allows you to rotate, zoom, and explore the home from every angle—making it easier to understand the full experience of your future space.

Adding a virtual 3D Model to your plan is a smart step forward, especially after we’ve worked together to refine the design. It’s one more way we help you see the big picture before you ever break ground.

The Configurator

You’ve done your homework. You’ve found the perfect home plan, you’ve been working with your builder and budget, and everything feels great. But there’s still a little uncertainty about the exterior details—materials, colors, and how they all come together.

That’s where The Configurator comes in. It’s a tool on our website where we load your completed Virtual 3D Model and you—yes, you—can manipulate exterior colors, materials, shutter types, even roof types in real time. You can explore preset schemes or experiment with your own ideas to find your perfect combination.

Be careful: this part is super addictive!

Site Planning

One of the most important factors in choosing or modifying a house plan is your site.

Where are your views? What’s the pedestrian experience? How will cars access your lot—and from which direction? Where is the best place for your pool? Your Garage? Your shed?

Every property is different: small lots, narrow lots, or rural acreage all bring different challenges. We understand how to navigate these variables—and design within the context of your neighborhood or environment—better than anyone.

Creating a site plan helps your builder prepare for permitting, and gives landscape, grading, and drainage professionals the information they need to do their jobs. This service could make a big difference in how successful your home is when it’s built.

Landscape Planning

A well-designed home deserves a well-designed landscape.

Often overlooked, landscape design is a crucial part of creating a complete vision for your home. For this service, we partner with respected landscape professionals.

Your plan will account for light exposure, context, cost—and most importantly, what you like. After a quick call or virtual meeting, we’ll provide a landscape plan that complements your architecture and boosts your curb appeal.

You’ll be proud—and your neighbors will be a little jealous.

Interior Style Selections

“We found our perfect house plan—but is there someone who can help with interiors?”

We now offer Interior Packages inspired by many of the most popular design styles we’re seeing today—styles that pair perfectly with Allison Ramsey homes.

These are not custom-designed interiors, but they offer lots of inspiration, ideas, and curated color palettes and selections. They’re not a replacement for hiring a full-service interior designer, but they’re a great solution for many homeowners.

We love working with professional designers, but we also know that some people want to save time and money. Our style guides are developed by respected interior designers with proven results and a clear sense of style.

Structural Engineering

“What is structural engineering? Do I need it? Why?” These are questions we hear all the time.

After we complete your architectural drawings, it’s sometimes necessary to have them reviewed by a structural engineer. This expert will fine-tune and calibrate our details based on your location and any special permit requirements.

The need for structural engineering often depends on your local conditions and regulations—coastal winds, seismic zones, or other unique conditions. We offer this as an optional service when purchasing your house plan, or after we’ve completed a modification or custom design.

This work is completed by a licensed engineer familiar with regional requirements, and we make it easy—just answer a simple questionnaire, and we’ll take care of the rest.

A REScheck (Residential Energy Compliance Checklist) is a compliance document developed by the U.S. Department of Energy to help residential builders and designers quickly assess and document energy code compliance. Some permitting offices require this worksheet.

Your builder will often know if it’s needed and may be able to complete it themselves. If not, we offer this service as an Add-On when purchasing your house plan or after we finish the modification or custom design process.

We strive to make it easy: answer a few quick questions, and we’ve got you covered.

Manual J

A Manual J calculation determines the correct HVAC unit size for your home—helping avoid wasted energy and ensuring comfort year-round. It calculates the peak heating and cooling loads (heat loss and heat gain), which are critical to designing an efficient HVAC system.

Your builder or HVAC contractor may be able to handle this, but if not, we offer Manual J as an Add-On through the Allison Ramsey Way. Just like with other services, all it takes is a short questionnaire to get started.
