Best-Selling House Plans from 2025

We love looking back at our best-selling plans from the previous year—not because they’re “perfect,” but because they’re proven.

Sales tell a story. They tell us what families are drawn to, what builders return to, and what homeowners can actually see themselves living in. In 2025, three plans rose to the top—not because of social media buzz, but because people chose to build them.

Let’s count them down from spots 3 to 1.

#3 (Three-Way Tie): The Ones That Simply Work

Third place in 2025 wasn’t claimed by just one plan—it was a three-way tie. And honestly, that feels right. Each of these designs answers a different need, yet all three reflect what we hear again and again from homeowners: functional, beautiful, adaptable, and efficient to build.

The Gilliam Springs Family

The Gilliam Springs House Plan family of plans continues to prove that flexibility matters.

There is no mythical “perfect” house plan. And that’s a good thing.

Every homeowner lives differently. Every lot is different. Every season of life asks something new from a home. What makes Gilliam Springs special is its ability to flex—to be modified, adjusted, and shaped into something that feels just right for the people who live there.

It’s thoughtful without being fussy. Detailed without being complicated. And clearly, many of you saw something in it that felt like home.

The Duke Street Cottage

Also sharing the third spot is the long-beloved Duke Street Cottage family of plans.

These cottages have been around since the early days of our firm. They’re cozy, efficient, and ideal for narrow lots—proof that charm doesn’t require square footage.

They’ve been embraced by those settling into their retirement dream city. By smaller families. By second-home dreamers. They’re modest in scale but generous in character.

Sometimes a plan stays popular because it’s trendy.
Sometimes it stays popular because it simply works.

Duke Street falls into the second category.

The Wren (14906)

Rounding out third place is a little plan with a big following: The Wren.

Originally designed by our staff architect Jeremiah as a guest cottage on his family’s property, this 384-square-foot ADU has taken on a life of its own.

One bedroom.
One bathroom.
A layout that just makes sense.

Builders and developers around the country have noticed. So have entrepreneurs and homeowners looking to create the perfect home-away-from-home.

The Wren can be anything you want it to be—guest house, rental, backyard retreat—while still remaining quaint. It’s simple. It’s efficient. It’s fun.

And we’re thrilled that so many people are finding it to be exactly what they need.

#2: White Hall

Ready for second place?

No surprise here—it’s the White Hall House Plan.

Stately, yet somehow still casual and cozy.

At 2,455 square feet, this home includes 5 bedrooms and 3 bathrooms. The front porch alone feels like a dream—but then there’s the wraparound back porch. It leads you either into the side entry (right in front of the elevator) or into the primary bedroom on the other side.

The plan is elevated, allowing for a large garage and generous storage space underneath—an intentional and practical choice.

The featured home belongs to a longtime staff member. She’s raised a house full of boys here. She cares for her parents here. She’s lived short days and long years here—and she absolutely loves it.

Apparently, a good number of you do too.

White Hall balances beauty and real life. And that balance is something people respond to.

#1: Port Arthur

Taking the high honor of best-selling plan of 2025 is none other than the Port Arthur House Plan.

We could pretend we don’t know why this one is so loved—but we’re pretty aware.

Picture this:

You pull up to an idyllic Lowcountry cottage with a welcoming front porch. The side entry brings you into a practical laundry and mudroom space. Inside, you’ll find 3 bedrooms and 2.5 baths.

The living area opens to the kitchen, yet still feels cozy thanks to a tucked-away dining nook that leads out to the deck. Two doors in the living room open onto the screened back porch, creating easy flow and that unmistakable indoor-outdoor connection.

And all of this?
One story.

That’s right—no stairs for those who like to stay close to the ground.

We’ve seen a huge trend toward one-story living, no matter the stage of life. Families with young children. Empty nesters. Those planning for the long term. The appeal is universal.

Port Arthur feels like home the moment you step onto the porch. And in 2025, more people chose it than any other plan.

If there’s one takeaway from this year’s top sellers, it’s this: people want homes that live well.

Not flashy. Not excessive. Not perfect.

Just thoughtful, adaptable, and rooted in the way real life unfolds.

And that’s something we’re always grateful to design for.
